As far as structures and dwellings, the property is unimproved lending to a blank canvas for building; possibilities lie within the eye of the beholder. No need for wasteful spending on unneeded tasteless improvements. There is one 20,000 bushel grain bin on the property inclusive of a floor sweep. The irrigation system consists of three pivots supplied with MDU power. Power usage is around $3,000 annually. Two pumps, both recently re-done, are located on the banks of the Yellowstone and put in during the spring and pulled out and winterized each fall. There is a wheel line that covers approximately 12 acres and belongs to the tenant. It can be purchased separately if there is interest from the buyer, along with the water lines associated with it.

The property has been leased to a local operator for nearly 20 years. That length of time alone should speak volumes to the stewardship of the tenant, but it is also evident throughout the property. Historically, the tenant has planted sugar beets and barley, but corn, alfalfa, alfalfa grass mixes or winter wheat, could easily be productive options via the three irrigated center pivots and one 12-acre wheel line. The pivots are supplied water directly from the river through two pumps that are pulled from the water in the fall. Both pumps have been re-done within the last five years and are in great working order, as are the pivots.
