Property Details

The KDR3 Ranch is very nicely improved, with the center piece being a beautiful ranch style home overlooking Rosebud Creek that was built in 2004. Without question the nicest home in the immediate area with 3144 square feet of finished space, the home has three bedrooms and 2.5 baths with a large wrap around deck, an oversized one car garage, two kitchens, an office, walkout basement and many windows with great views in every direction. The kitchen has granite counter tops and oak cabinets, there’s central air conditioning, two gas fireplaces, and the master suite has a jetted Jacuzzi tub, a double vanity and a walk in closet.

Other improvements include a large insulated shop with attached machine storage shed and a three stall horse barn is just across the yard from the house. There are several wells on the property with waterlines running to various pastures for stock water.

The KDR3 Ranch is a mix of riparian bottoms along Rosebud Creek, with productive hay meadows that rise to rolling sage brush covered hills and deep draws filled with pine and cedar. It is evident that the land has been under very good stewardship with good stands of native grasses throughout the property. The ranch owns an 1896 water right from Rosebud Creek for irrigation purposes.

This area of Montana is well known for its trophy mule deer production. Other species of wildlife include whitetail deer, antelope, sharp tail grouse, pheasants and the occasional elk. There is an eagle’s nest at the top of a large cottonwood tree not far from the house where a pair of bald eagles normally nest and raise their young. A special bonus on this property is the spring fed reservoir with a surface area of 2 acres which has been stocked with trout and bass in recent years. The KDR3 Ranch borders an isolated section of state land and there is a substantial amount of public land and block management land available for hunting in the immediate area.
