Property Details

1,884 acres deeded, of which 1,635 acres are improved to a Sainfoin, Alfalfa/Grass mix.

Improvements on the property consist of an older 4 bed 1 bath house with an attached garage(needs a little work), an older barn, 5 grain bins, 3 pole frame buildings, a shed, an older set of corals and a couple wells. Water is piped where needed and the property is well fenced. 1,635 acres of the ranch is improved crop ground.

Average high temperatures range from the low 30’s in the winter months to the upper 70’s during the summer months. Average low temperatures range from the low teens during the winter to upper 40’s to 50 degrees during the summer months. Average annual precipitation is just shy of 16 inches.

The current owners both hay the ranch and run cattle on it. On a good moisture year they’ll cut upwards of 2,000 tons of hay off the improved ground. Currently, the owners summer 125 to 150 head of cattle from May/June through January/February, depending on weather.

Ample water, food, and cover create excellent habitat for upland game birds consisting of Hungarian Partridge and Sharptail Grouse. Mule deer, antelope and the occasional elk can be found roaming the property. Multiple year round springs flow into small reservoirs filling them with crystal clear, ice cold water. With a little habitat work, fish could be stocked into these reservoirs creating yet another recreational opportunity.

Location Details

The Briggs Ranch South property sits roughly 4 miles east of Judith Gap, a quaint little Montana town, where one can grab a bite to eat and fill up the gas tank. Access to the property is not a problem, as the majority of the road leading to the ranch is paved. A short 20 minute drive will get you to Harlowton where you’ll find more amenities. Lewistown lies just 40 minutes to the north and Billings, the state’s largest city, is approximately an hour and forty minutes away.
